Tool · Optimising your mortgage
Savings from renegotiating or refinancing
Did you take out your mortgage at a high rate? Estimate what renegotiating or refinancing would really save you, once the IRA (early-repayment charges) and the fees are deducted, and measure separately the leverage of switching your borrower’s insurance.

An estimate, not advice
Indicative estimate, not a contractual offer — the actual terms depend on your own situation and are set by the institution or the tax authority. Check with a professional.
How the saving is worked out
We recompute the monthly payment (excluding insurance) on your outstanding capital over the remaining term, first at your current rate then at the new one, using the constant-instalment formula; the difference, multiplied by the number of instalments, gives the gross interest saving. From that we deduct the early-repayment charges (capped at 6 months of interest or 3 % of the outstanding capital) and the arrangement and guarantee fees, to obtain the net saving. The insurance side is costed separately, because switching your borrower’s insurance (loi Lemoine — at any time and free of charge) is often the most profitable lever, with no early-repayment charges and no guarantee fees to write off.
The saving is confirmed by putting banks in competition
Refinancing is only worth anything against a written offer. Compare lenders before you go and negotiate with your own.
