Frais de notaire: work out your budget

How much should you set aside on top of the purchase price? On an older home, acquisition costs come to around 7 to 8.5 % of the price, against 2 to 3 % on a new build. Adjust the rate for your département to refine the estimate.

An estimate, not advice

Indicative estimate, not a contractual offer — the actual terms depend on your own situation and are set by the institution or the tax authority. Check with a professional.

How the estimate is worked out

The “frais de notaire” are in reality acquisition costs made up mostly of taxes. On an older home, the dominant item is the transfer duty (DMTO, droits de mutation à titre onéreux): a département tax (5.00 % by default in 2026, adjustable above), plus the municipal tax of 1.20 % and the State’s assessment fee. On a new build there is no full DMTO but a reduced land-publicity tax (0.71498 %), because VAT is already included in the price.

To that are added the notaire’s regulated fees (a tapering scale + VAT 20 %), the property-security contribution (CSI, 0.10 % of the price) and a flat sum for disbursements. Since the DMTO rate varies from one département to the next, this estimate remains indicative and not contractual.
