An estimate, not advice
Indicative estimate, not a contractual offer — the actual terms depend on your own situation and are set by the institution or the tax authority. Check with a professional.
How this calculation works
The monthly envelope available to you is your debt-service ratio (35 % by default) multiplied by your net income, less the monthly payments on loans you already have. We then invert the monthly-payment formula of a fixed-rate loan to find the capital that this envelope can repay over the term you choose, keeping the borrower’s insurance premium inside the 35 %. The 2026 rates and HCSF framework serve as default reference points: change them to match your actual offer, then check with your bank or a broker.
Your borrowing capacity also depends on your bank
The amount you can borrow varies from one lender to the next: rates, insurance and salary-domiciliation conditions are not equivalent. Compare before you file your application.
